Real Decisions

A few decisions that mattered.

SIGHT UNSEEN

Bought from a beach chair in Bali.

A family had their eye on a property just under $2 million while they were overseas on holiday. Shane inspected it on their behalf, ran the comparables, and they secured it without either of them setting foot inside first.

"They'd done enough homework on me before that trip that when the right property turned up, they didn't need to see it, they needed someone they trusted to."

DUE DILIGENCE

The "major defects" that weren't.

The building and pest report on a character home the clients had already fallen for came back flagging multiple major defects. It read alarming. A follow-up assessment from a qualified builder found the real issue: a few split roof timbers, about a $1,000 fix.

"A building report lists everything that could be wrong, not everything that is. Knowing the difference is half the job."

NEGOTIATION

Pre-market, $50k under value.

A returning investor wanted another property added to the portfolio. A unit came up before it was ever listed. The seller hadn't spent anything on marketing, staging or preparing it for sale, and that gap became the negotiating lever. It settled around $50k below the comparable market evidence.
