Most buyers spend their weekends looking at homes. We spend ours eliminating them.

How we think determines what we recommend.

The Shane Patrick Decision Framework
Will this home still be desirable in twenty years?
Would I still recommend this street in a slower market?
Can this home evolve with your family?
Is the asking price supported by evidence?
Our Service
From brief to keys, I manage the entire buying process on your behalf. One clear strategy, one point of contact and experienced representation at every stage.

SIGHT UNSEEN
A family had their eye on a property just under $2 million while they were overseas on holiday. Shane inspected it on their behalf, ran the comparables, and they secured it without either of them setting foot inside first.
"They'd done enough homework on me before that trip that when the right property turned up, they didn't need to see it, they needed someone they trusted to."
DUE DILIGENCE
The building and pest report on a character home the clients had already fallen for came back flagging multiple major defects. It read alarming. A follow-up assessment from a qualified builder found the real issue: a few split roof timbers, about a $1,000 fix.
"A building report lists everything that could be wrong, not everything that is. Knowing the difference is half the job."
NEGOTIATION
A returning investor wanted another property added to the portfolio. A unit came up before it was ever listed. The seller hadn't spent anything on marketing, staging or preparing it for sale, and that gap became the negotiating lever. It settled around $50k below the comparable market evidence.
"The best negotiations happen before a property's had its first open home."

About
My relationships across Perth often uncover pre-market and off-market opportunities they wouldn't find themselves.
But access is only valuable when you know which properties are worth pursuing. My judgement isn't a feeling, it's evidence, experience and a willingness to tell you when not to buy. That's what you're paying for.
I represent busy professionals, families and investors buying across Perth, with a particular focus on the inner north.
